December 2025: House prices across the regions of the UK

The Midlands sees some of the biggest decreases in house prices in the UK, especially in new builds.

The ONS has reported that between March 2024 and March 2025, parts of the Midlands especially in the West Midlands, have been decreasing and this is up to nearly £110,000.

10 areas across the West Midlands saw decreases in value of greater than 18%.

The Midlands had been one of the major players for new build developments and some of those were expansive developments. Since the 2020 Covid market, these higher prices had been contributing to house price increases in the Midlands.

Over the course of this year, in the midst of the economic challenges faced by the region, developers struggling and lack of affordability these developments across much of the East Midlands have seen large decreases in values. There is evidence to suggest the average new build price has decreased by £43,078 in the area.
