Swansea

Originally developing as a centre for the mining of precious metals, particularly copper (hence the city’s former nickname, Copperopolis), Swansea is bounded by the sandy strip of Swansea Bay and the Bristol Channel. The city lies south of the ranging open moors of the Lliw uplands and the foothills of Black Mountain, east of the Gower Peninsula and is bisected by the urban area that constitutes Swansea city centre and the suburban zones by which it is surrounded. The Gower Peninsula itself was the very first area in the UK to be designated as an Area of Outstanding Natural Beauty.

Swansea House Prices & Redevelopment

While the housing market in Swansea is a long way from the boom conditions witnessed in other parts of the country as of late, the city has been experiencing modest yet steady rates of house price inflation over the course of the past year. On average, home buyers in Swansea are paying around 2.5% more to buy houses in Swansea than they were this time last year.

However Nigel Jones, director of Swansea’s largest estate agency John Francis, said recently that while things look good, a certain level of caution is required. There is a severe lack of new homes coming onto the market in Swansea and the inadequate volume of homes on the market overall could, according to Mr Jones, result in the appearance of a housing bubble developing in the area in the future.

People in Swansea are a house proud lot. According to the Rightmove Happy at Home Index, the South West Wales coastal city came 13th out of 111 places in the country when it came to having pride in their home. The fact that Swansea also placed 38th for interest in home decor further highlights the pride that residents of Wales’ second largest city take in their homes.

The less positive news that arose from the survey was that residents in Swansea were less happy with the provision of local amenities in their city than the citizens of any of the 111 places surveyed. Perhaps this was the main contributing factor that resulted in the city placing 86th in terms of overall happiness and satisfaction in Rightmove’s recent poll.

Market improvements are perhaps in part due to the £1bn transformation scheme currently being undertaken in the city, which includes the SA1 regeneration of Swansea Docks, the long overdue demolition of the St David’s Shopping Centre and a revamping of the city centre with the introduction of street art and new walkways. The Tower, Meridian Quay – the tallest building in Wales – signifies the level of Swansea’s future aspirations and the restaurant on the top floor is an integral part of what has quickly become a nationally iconic structure since its completion in 2010.

Hopefully, once the ongoing regeneration projects in Swansea have been completed, residents of Wales’ second city will be more satisfied with the amenities in their local area, and even more reason to feel proud of their homes.
