I say more than enough because in a sell and rent back you are not likely to get the full value of your home. You are more likely going to have to negotiate down to as little as 80% of the appraised value because the buyer needs to get a good deal, too.
Next you will need to find a buyer for your home who is willing to rent it back to you. This can be a real estate broker, an investor, or even a family member who is willing to help you out. Just make sure that the buyer is legitimate and has references. There are a lot of people taking advantage of those in debt by offering a bogus sell and rent back deal. Once they take ownership of your house, they will not follow through with their part of the bargain, and you have likely settled for a lot less than you should have.
There are more legitimate sell and rent back investors than there are shysters. Just be sure to do some research before you enter into a deal that could go bad. Keep in mind that the deal needs to be beneficial to both the seller and the buyer and you both can come out of it happier and wealthier. Negotiate your best deal and then sit back and relax, because sell and rent back has kept you from drowning.
