Repossessions: Tips to Avoid Repossessions

Home repossessions are drastically rising in today’s economy.  If you are feeling the financial crunch that many people are and have been unable to keep up with your mortgage payments, you might be getting threats about repossession and foreclosure.  Here are some tips to redeem yourself, your credit, and possibly save your home.

Tip #1:  Do not ignore threats about repossessions.  The mortgage company does not send these out just to scare you and then forget about it.  Yes, they are meant to be scary, and repossessions are generally a scary thing.  But they are real threats.  The mortgage company will only give you so long to pay up or they will take your home.  Read the correspondence they send you and do what it says, or at the very least call and talk to someone at the mortgage company.  They really would rather work something out with you if at all possible rather than go through the hassle of taking your home and then reselling it.

Tip #2:  Get outside help.  If you have spoken with your mortgage company and they are unable or unwilling to help you, it is still possible to avoid repossessions by asking for help from an outside credit counselor or attorney who is experienced at stopping repossessions.  This is going to cost you some money, but it will be worth the cost to save your home.  They will also be able to help you in budgeting the rest of your debt and finances.  Make sure to choose a reputable company, though, because there are many credit counseling agencies that are bogus and will only take your fees and disappear.

Tip #3:  Know your rights.  You have rights and they should know them.  Read your mortgage contract and learn what the mortgage company can do if you are unable to pay your bills.  How long does the mortgage company have before they can begin repossessions?  You might have more time than you think to find a solution to your problems, or someone could be knocking on your door tomorrow.

Tip #4: Talk with your spouse and your family when you begin having financial difficulty.  In many families only one person takes care of paying bills while the rest of the family is left blissfully unaware until it is too late.  Often times spouses and children who don’t know what is going on will spend, spend, spend.  It’s hard to tell your family no if they think everything is fine.  You can avoid repossessions before they start if your family is aware of financial difficulties and everyone agrees to cut back.

Tip #5:  Get rid of the mortgage before repossessions can take place.  This can be done by refinancing or selling the home.  A sell and rent back deal might be an option and can help you get out of other debt, too.  Bankruptcy by Chapter 13 is a way to keep your home while you catch up on your unpaid bills, or as a last resort Chapter 7 will relieve you of your debts but you have to give up your assets, including your home.  This is almost as bad as repossessions and should be avoided if at all possible.
