A. My 10 tips may be a helpful guide when wishing that someone would buy my home. However, you need not do expensive things in order to convince a buyer. After all, you are selling the property and do not know what a buyer would like. I advise that you:
< De-clutter it
< Planted some flowers
< Do some necessary landscaping
< Add a fragrance to the indoor air
< Put shiny, new, bright lights into all the fixtures
< Wash and / or painted the walls
< Update some major appliance
< Wash all the windows
< Set a fair market price for the property
< Remain flexible with the pricing
Basically, you should make your house look neat and clean and put all of your personal items away. If there is something unsightly that obviously needs an inexpensive repair, do it before showing the house.
It is important to be aware of final selling prices for other properties in your neighborhood. Give some thought to the condition of the properties, the size of the living spaces, the type of housing (condo, townhouse, single family, multi-family, etc.) and comparisons to your property. Set your price accordingly, leaving about 10% in “wiggle space” for the purpose of negotiation when an offer is made.
You will probably want the names of the best realtors in your area. Ask around because someone always knows someone who knows someone else. Perhaps there is a realtor or a real estate company specializing in the sale of properties in your area.
Q. I heard that someone is more likely to buy my home if I have “staged”
it. Is this true? I understand this could be a costly undertaking.
A. “Staging” is not a new concept in the home selling arena. However, it is being utilized more extensively in today’s buyer’s market. You can pay a professional $65 an hour plus expenses to do the staging for you. You can also do it yourself. The goal is to neutralize the house which subliminally influences a person to buy my home. Neutralizing the premises gives a potential buyer the ability to envision the personalization of living spaces.
Q. My friend told me that I should reject offers from early viewers of my property because I can get a better price if I wait longer. Is this true? Should I to do this even if “wiggle room” has already been figured into the price?
A. I once received an offer from a person who wished to buy my home and it had only been on the market for two days! It was the best, easiest and most efficient transaction I ever experienced. Remember, a new listing is a “hot” property. I don’t go along with old wives’ tales that do not stand the test of timing!
I would never say “no” to a person wishing to buy my home just because they arrived early in the selling process. An opportunity like that is to be embraced!
