Please help me sell my home

I have decided to sell my home and was first considering doing this on my own.  After much deliberation though I decided the best route would be to sell my home through a real estate broker.

I decided that if I am going to have to work with a broker on selling my home I would have to take my time to make sure that I find one I can be more comfortable with.  I asked friends, family, neighbours and co-workers who recently sold their homes for recommendations.  I found some of them simply by spotting the for sale sign on their front lawn.

I interviewed several real estate brokers before I chose one to help me sell my home.  You have to learn to remember to ask about their track record, experience, market knowledge and style.  The one I chose to sell my home was professional, as I would expect him to act accordingly when dealing with lawyers and prospective buyers.  I made sure he was organised, returned my phone calls, dress smart and was able to communicate clearly.

I asked all of the brokers many questions like how many homes they sold in the last year and what type of properties they concentrate.  I wont sell my home through a newbie broker.  Its important to know that real estate commissions that brokers charge are negotiable, so make sure to shop around until you find a broke with a reasonable commission structure.  I also remembered to ask them whether I would have to pay the commission up front or if and when they sell my home.  Also keep in mind that an old school traditional broker will offer you a full service for a higher fee.  If you use a non-traditional broker though, you will pay higher fees should you use the same amount of services as offered by the traditional variety.
 
Now, I was not sure what to expect if my house was to be listed on a multiple listing service.  I asked the brokers if they plan on using it and how it will work.  The most important question was what share of the total commission I should offer to another broker if they find the buyer and sell my home.  Also, are they only going to rely on the multiple listing service or will they also do open house events, place newspaper ads and plan other promotions?

All these questions come down to how will you market and sell my home?
Will you help my buyer get financing?  Can you tell me what seller-financing options there is that I can offer t help attract buyers?  Can you give me a list of references? My broker gave me a list with names, phone numbers and addresses of previous clients whose homes he has recently sold. You should ask the clients how long it took the broker to sell their home, whether they were satisfied with the broker, and also why. Finally, I also asked them if they have any tips for me on how to sell my home.
