I Wanted To Sell My Home Fast!

Four years ago, I bought a really nice, new-build, Victorian style terraced house in a mews in South Birmingham. Then a year ago I had a sudden need to sell my home fast. You see I couldn’t afford it on my own so my brother and I took on a joint mortgage. I was making all the repayments and living there. The house cost us £135 thousand and we had a home loan of £110 thousand. He is a teacher and at the time wasn’t using his income and it looked like he was a born bachelor.

Then of course he goes and falls in love with the head of art at his school. What’s more she fell for him too and of course they want a place of their own. I had no choice but to sell my home fast as possible in order to let him live happily ever after.

What to do? Well my first thought was to check out the Internet because it was my first time selling a property and it’s a lot different to buying one. I got several of these companies that promise to buy for cash (no fees and in no time) around to make me an offer. They were all really nice and very confidential. I reckoned my house, which I had improved with wooden floors new landscaped garden and decoration throughout was now worth £180 thousand. They thought it was a good deal too and offered me 85% cash in the bank, which was £153 thousand.

Well what do you think I did? Yes, I thought £27 thousand less than it was worth was just too much of a price to pay so I said no and set about selling my house through a local estate agent. I made three big mistakes all wrapped up in that one crazy decision:

• Mistake number one was to forget that I would not get all £180 thousand because the estate agent, solicitor etc were going to eat up about £5 thousand by the time I was done.
• Mistake number two was to underestimate the time it would take. I had about two months before my brother would start jumping on my head. It took me three weeks to interview three estate agents make a choice and get my house on the market with the details published. In hindsight I could have had the money in the bank, paid up all my credit cards, stopped paying mortgage and been earning a bit of interest in less time than it took to find a good agent.
• Mistake number three was in being optimistic about everything. My mortgage company sent the documents on my loan through the post at the time of a postal strike. The bloody ‘sub-prime’, ‘credit crunch’ Northern Rock fiasco put the wind up everybody about the housing market and I had to end up taking a much lower offer than £180 thousand. This because it was the only offer that came my way after four months. My brother was sitting on my head for the last two of those.

o take it from someone who learned the hard way, if you want to sell a home fast focus on that and that alone. Do not get distracted by the money thing because nothing is ‘safe as houses’ especially houses. .
