Sell Home: Estate Agent, DIY/Internet, or Cash?

When the time comes to sell home there really are only three avenues to consider. Most people in the UK sell their home through an estate agent. You should always check the small print, terms and conditions when using an agent. Avoid sole selling rights - even if you find a buyer before your agent, you'll still have to pay their fees. With a sole agency agreement, though, you're tied to one agent but you can still sell privately and not be liable for any fees. Also avoid 'ready, willing and able buyer' clauses - if the agent finds a buyer, you have to pay its fees, even if you withdraw from the sale.

Watch out too for some private sales sites that come close to acting as estate agents according to the Office of Fair Trading. If the site takes enquiries from house hunters, passes on information, sends out property particulars or sets up viewings, it could be classified as an estate agent. If you sell your property through it and you also have a sole agency agreement, you'll have to pay the estate agent's commission.

Being scrupulously honest when you're selling privately is the key aim. Incorrect statements could leave you open to legal redress for misrepresentation. Avoid lengthy tie-in periods aim for less than three months so that you can switch agents if you feel you will get more success elsewhere.

Always choose an estate agent that belongs to the Ombudsman for Estate Agents (OEA). It can investigate complaints against its members and award compensation.
