When you buy a flat it means more than simply making a monthly mortgage payment. It also means paying council tax, maintenance costs, and insurance premiums. If you buy a high-rise flat or town house style flat, you're also taking on the added responsibility of monthly assessments for maintenance of the commonly held property. If you're a homeowner, you shoulder the burden of home maintenance yourself. If the roof leaks, you have to fix it. If the furnace breaks, you must replace it. There is no landlord to call so all of your fellow flat dwellers need to cooperate in keeping the neighbourhood up to scratch.
As a homeowner, you also shoulder the burden of locally set council tax. You become one of those homeowners who support the local school system, fire and police departments, and local government. Buying a home means you're also buying into your local community. And if someone wants to put a recycling plant next door to your house, you'd better be out there fighting against it to protect your property's value. ‘Not in my back yardism’ comes as standard when you buy a flat.
And you may be there for a long time. Although today, the first-time-buyer market is considered the "hottest'' market - meaning there is the greatest amount of demand for homes generally priced around £100,000. That could change over time. If it does, that two-bedroom flat you bought in a bidding war three years ago could sit for 60 to 120 days before you receive a single offer. Becoming a homeowner means you are somewhat subject to the whims and tides of the market. Renters can leave at the end of their lease, or they can sublet their unit. Homeowners must either rent out their homes or sell. Neither is an attractive option when you may be under pressure.
When you buy a flat you are also buying into a whole set of social obligations where one man’s ceiling is literally another man’s floor. Living in a flat or maisonette often means that there are a lot of people living in a small area. You will need to show extra consideration to your neighbours in a number of different ways. You must show consideration and minimize noise nuisance and then you can expect the same of your fellow flat dwellers. So keeping the volume of stereos and televisions to a reasonable level is vital. Keeping the noise very low between 11pm and 7am and not allowing family and visitors to make too much noise, and being very quiet when you come home late or leave home early.
Health and safety in shared areas has to be a prime consideration too if you are to maintain the value of your property. Flats can have shared staircases, landings, and gardens, drying areas, garages and bin areas. These areas must be kept clean and tidy. Do not leave anything outside your flat and fly tipping is a big no no’. It would seem common sense to not keep pets on shared areas or balconies, or allow them to wander around the block, but unfortunately sense isn’t all that common and flats will have their rules prominently displayed.
