Tips to Sell My House Fast.
When it came time to sell my house I put into practice all the techniques that I use at work. You see I’m an industrial engineer and everything I do is to make various processes more efficient. My aim is to eliminate waste of material and time and maximize output. So when I sell my house I treat it just like an industrial process and here are my top ten tips for saving time and making sense of the house selling game.
- Do a process map on the wall next to the phone. Use one post-it note to write down each of the steps and actions that need to happen when you sell your house from start to finish. For example, ‘interview three estate agents’ may be one, ‘get a solicitor’ would be a second and ‘de-junk the garage a third. Arrange the steps in the order in which they need to happen.
- Describe each step in as much detail as possible. Use the three ‘W’s at every step. Who; the names of contacts such as your estate agent etc. What they and you have agreed to do and when it will be done and you will speak next. Constantly update your process map and keep it always in view by the phone. Record the costs involved in each step and keep a separate post-it of the running total (see step 7).
- Combine steps wherever you can. For example you can de-junk the garage while you are waiting for estate agents to get back to you with quotes. Or paint the lounge while the details are being prepared. Arrange all viewings on one or two set days so you only need to prepare the house once and take time off work as a minimum.
- Eliminate steps that aren’t absolutely necessary. For example why not take a recommendation for an estate agent from a neighbour or friend just phone them up and engage them so you only have to do one visit.
- Simplify steps wherever possible. For example you could arrange to collect your mortgage documents from your lender in person and hand deliver them to your solicitor if your solicitor is close to your bank.
- Rearrange steps to save time. For example make personal contact with each potential buyer by giving them a business card and making sure they come direct to you for further information, visits, or offers. There is no justification for leaving everything to the agent. They are trying to sell numerous houses whereas you only want to sell one.
- Always consider doing a quick cash sale at any point in the process if it becomes viable because it will save much of the time and costs of doing steps 1 to 6. You will get a lot less than market value for your home with a cash sale. However you are buying time and convenience and there may well come a point in the process where the value you personally put on a speedier sale without further hassle will equal the difference.
By using this process mapping approach when I wanted to sell my house I managed to do it in just less than 8 weeks. A cash sale could have been accomplished in less than two of course. |
